BTI Land is the residential land acquisition arm of BTI Developers and it is ING Clarion's exclusive partner in the acquisition of land in Florida. BTI-Land's focus is identifying and acting upon real estate assets which are sourced from bank REO portfolios, public and private homebuilders/developers, privately-held trusts and institutional public bond debt. The company's partnership with ING Clarion, who manages over $150 billion dollars in real estate assets worldwide, provides BTI Land the ability to act swiftly as opportunities arise.

BTI Land strives to realize enhanced values though the below-market acquisition, reposition and ultimately disposition of single family and multifamily properties in major Florida markets where market fundamentals are most consistent to job growth and property appreciation.

Our strong industry ties and long homebuilding history allows us to source and execute unique and complex transactions with builders and financial institutions, and to identify niche opportunities to buy land and other real estate. Our underwriting is conservative, typically building in a two to three year hold time and basing our pricing on “like kind” product from the 2001-2003 time period. We perform comprehensive analysis and due diligence prior to investing with an eye towards buying right while preserving the long term relationship with our home builder, lender and developer partners.

The location of our investments is based on a risk/return model. Our preference is first to look toward the markets in Florida that are trending towards a stabilized or growing employment base, destination markets with unique attributes, and areas within the path of demonstrated historical growth. Generally our market search is state-wide with strong emphasis given to Orlando, South Florida (the Palm Beaches to Miami), Tampa, and Jacksonville. We buy opportunistically, and will also pursue land assets in secondary markets such as Sarasota, Naples/Bonita Springs, Fort Myers Ocala, Palm Coast and Port St. Lucie if the returns are favorable. We avoid investment in third tier markets and prefer infill parcels, fully developed homesites, income producing properties.
